The first Deer Creek subdivision homes were completed in 1986 for the Homearama. These first homes, located along Bretton Dr and Pembroke Dr, were viewed by thousands of Homearama visitors throughout the summer of 1986 and 1987. The Homearama name, Deer Creek, remains in perpetual use although the legal description per the Wayne County Registrar of Deeds is Windridge Village Subdivision No. 4, No. 5 and No. 6, of part of the West ½ of Section 4, Town1 South, Range 9 East, City of Livonia, Wayne County, Michigan.
Two primary home builders, Curtis Homes and Huntley Homes, as well as various other builders completed additional homes along Pembroke, Bretton, Wayne, Ellen and Edgewood in 1986 and 1987. By 1988 building was well underway on the north end of Ellen and on Morlock and Gary Lane. By 1989 only a few of the 209 lots had not been built upon and occupied. In accordance with the Deed Restrictions registered with Wayne County the early homeowners formed an HOA and filed articles of incorporation June 24, 1988 with the Michigan Corporations Division as a non-profit corporation. They named the HOA Deer Creek Homeowners Association. The HOA subsequently changed the name to Deer Creek Homeowners Association of Livonia and registered this new name. This HOA has been in continuous existence since its inception.
Our subdivision is neither a condominium nor site-condominium community. The owners of Deer Creek homes hold title to both the house and the lot. Homeowners are responsible for all maintenance of their homes, lots and rights-of-way of adjacent roads/streets. The homeowners own in common the nine landscaped islands and entrance areas. The HOA by vote of the membership has assumed responsibility for the maintenance of the entrances and islands.
The city of Livonia owns the streets and the street rights-of-way. The city is responsible for snow removal and street sweeping although many homeowners and contracted landscapers use blowers to remove clippings and dust from the streets.
