This website was created and is maintained by the Deer Creek Homeowners Association of Livonia for the benefit of Deer Creek residents, both present and future, and for real estate agents representing present and future residents.
In accordance with the Deed Restrictions registered with Wayne County the early homeowners formed an HOA and filed articles of incorporation with the Corporations Division of Michigan Licensing and Regulatory Affairs (LARA) as a non-profit corporation on June 24, 1988. They named the HOA Deer Creek Homeowners Association. The HOA subsequently changed the name to Deer Creek Homeowners Association of Livonia and registered this new name. This HOA has been in continuous existence since its inception. The Deed Restrictions state that the HOA or any homeowner or group of homeowners may enforce the provisions of the Deed Restrictions through legal action.
The Board of Directors conducts the day-to-day business of the HOA. The membership elects the Board to two-year terms at the annual meeting in April of each year and votes on the annual budget. Board consists of President, Vice President, Secretary, Treasurer, three Trustees, and Welcoming Committee Chair. All are volunteer positions and receive no pay. The Board meets monthly throughout the year.
Dues of $100 per year per home support the work of the HOA. Dues are payable at the beginning of each calendar year. See the downloadable dues payment coupon. Expenses include maintenance and improvement of two vehicle entrances, Bicentennial Park pedestrian entrance, nine islands each with irrigation systems and four entrance signs. Other expenses include creation and maintenance of this website, holiday decorations and mailing expenses.
The City of Livonia, not the HOA, provides curbside pickup of trash, yard waste and recyclables as well as snow removal and roadway maintenance.
